The Opportunity

MIM’s Global Real Estate and Agricultural Investments maintains a portfolio invested in commercial real estate and agricultural mortgages, as well as real estate equities.  In addition to sourcing and managing these investments, the groups are responsible for developing and maintaining relationships with key industry contacts and referral sources.  The mortgage portfolio and equity portfolio units are organized according to specialty, and they actively manage MetLife’s portfolio of mortgage loans and equity investments in agricultural, office, apartment, retail, industrial, and hotel properties. The portfolio units are responsible for overall portfolio strategy, pricing, transaction approval and credit approval on new loans, as well as the active management of the overall mortgage and equity portfolios.  Real Estate Investments sources and manages commercial real estate investments through seven regional field offices (Atlanta, Chicago, Dallas, Los Angeles, San Francisco, Washington, DC, and Whippany, NJ) and four international offices (London, Mexico City, Tokyo and Santiago).  


This role will be responsible for loan asset management, servicing including enforcing the Loan Agreements, surveillance, and valuations of the properties for existing loans for the preparation of Collateral Valuation Template for mortgage ratings for a portfolio of commercial real estate loans managed by MetLife Investment Management’s Los Angeles Regional Office.  In addition, this role will also work on Loan Modification Memos, review and process loan draws and assist producers with new loan closing, complying with all reporting and accounting requirements, work with Borrowers, and Portfolio Managers.


Key Responsibilities

Loan Asset Management & Surveillance

  • Responsible for loan asset management and servicing matters including payoffs and extensions, prepayments, lease reviews, SNDA’s, review/process reserves/draw funding requests, escrows, cash management, implementation and renewal of interest rate caps, loan assumptions, loan modifications, substitutions, property releases, financial reporting, inspections, post-closing items, and other borrower requests on assigned loan portfolio. 
  • Coordinate and assist with mortgage modifications and restructures by assisting with negotiations and preparation of modification memoranda and presentation to investment committee for approval.
  • Support the seasoned Mortgage Team as needed in assisting origination including refinances of commercial real estate loans by providing quantitative financial modeling and market analysis used in property underwriting, and evaluation of potential opportunities. 
  • Conduct property underwriting, quarterly/annual valuation and market analysis that is essential for mortgage ratings including evaluating the collateral, sponsorship, tenancy, and credit structure.  
  • Identify potential risks and propose appropriate structure to mitigate risks across a range of property types including industrial, multi-family, office, retail, hotels and self-storage in Southern California, Nevada, Arizona, New Mexico, and Hawaii.
  • Perform periodic sponsor and property financial statements and rent analysis for all asset types to detect early warning issues by monitoring loan/property level performance as well as compliance with the loan covenants and assist on note sales.
  • Evaluate and monitor ongoing performance of commercial real estate loan portfolio in accordance with stated strategies including portfolio reporting.


Loan Closings

  • Assist in managing the closing process for new transactions, assisting with due diligence, and coordinating with the producers, portfolio managers, attorneys, architects, appraisers, and other third-party service providers.
  • Complete loan set up and confirm data accuracy across accounting, third party servicing and management information systems.


Communication

  • Partner with mortgage originators, loan managers, analysts, risk management (internal and external), internal departments, third-party servicers, appraisers, regional architects, third party vendors, and legal counsel (in-house and external) on routine tasks and ad-hoc requests.

Required Qualifications
  • Bachelor’s degree in an applicable business-related field required
  • 5+ years of experience with loan documents including loan agreements, promissory notes, deed of trust, guarantees, escrow agreements, leases and SNDA’s. 
  • 5+ years of experience with commercial real estate valuation and market fundamentals.
  • Proficiency with ARGUS, Word, Excel, and PowerPoint. 


 


 


Preferred Qualifications
  • Detailed and results orientated team player. Emphasis on communication skills (both oral and written) and ability to handle multiple assignments in a fast-paced environment. 
  • Preference given to candidates who have relevant experience and familiarity with the leading commercial real estate market data resources (i.e., CoStar, CBRE Econometric Advisors, Real Capital Analytics, etc.).
  • 5+ years of commercial real estate experience with various property types including office, retail, industrial, multi-family and hotels preferred. 
  • MBA Preferred



Location Expectation: This is a hybrid role requiring a minimum of 3 days per week in office.

 

The expected salary range for this position is $130,000 - $150,000. This role may also be eligible for annual short-term incentive compensation and stock-based long-term incentives. All incentives and benefits are subject to the applicable plan terms.
