MIM’s Global Real Estate and Agricultural Investments maintains a portfolio invested in commercial real estate and agricultural mortgages, as well as real estate equities. In addition to sourcing and managing these investments, the groups are responsible for developing and maintaining relationships with key industry contacts and referral sources. The mortgage portfolio and equity portfolio units are organized according to specialty, and they actively manage MetLife’s portfolio of mortgage loans and equity investments in agricultural, office, apartment, retail, industrial, and hotel properties. The portfolio units are responsible for overall portfolio strategy, pricing, transaction approval and credit approval on new loans, as well as the active management of the overall mortgage and equity portfolios. Real Estate Investments sources and manages commercial real estate investments through seven regional field offices (Atlanta, Chicago, Dallas, Los Angeles, San Francisco, Washington, DC, and Whippany, NJ) and four international offices (London, Mexico City, Tokyo and Santiago).
The Analyst will support the Northeast Regional Office (NERO) Asset Management team in the leasing, property management, construction management, client reporting, valuation and overall accounting for a defined portfolio of commercial investment properties. Property types may include office, retail, multi-family and industrial.
Key Responsibilities:
- Assist with budgeting, forecasting and expense management to maximize recurring net income.
- Assist with lease analysis and negotiations and the preparation of legal documents and contracts. Coordinate and manage various internal/external resources and consultants (i.e., attorneys, environmental, construction).
- Oversee quarterly asset valuations including both internal valuations and review of external appraisals.
- Participate in the development and implementation, through third-party property and leasing teams strategies for leasing, operations and capital expenditures that will maximize property performance.
- Support other members of the asset management team as needed on more complex assets, including business plans, valuations, and reporting.
- Support the sales process of designated assets including engaging brokers, evaluating bids, negotiating contracts, managing due diligence and closing.
- Support equity acquisition process. Participate in pre-acquisition due diligence. Assist with the selection of property management and leasing teams by securing proposals, conducting interviews and assisting with management agreements. Assist with the property transition process by working with internal bank relations, insurance and accounting departments.
Essential Business Experience and Technical Skills:
Required:
- Ability to work within a collaborative team environment, effectively handling multiple issues, prioritizing deadlines appropriately and remaining flexible and professional.
- 0-3 years of relevant experience in institutional real estate, preferably in asset management and/or acquisitions.
- Strong analytical skills, including advanced Excel and Argus Enterprise modeling, joint venture waterfalls, and promoting structures.
- High level of initiative, strong work ethic, attention to detail, and willingness to work across teams.
Preferred:
- BA/BS in real estate or finance preferred, MBA optional.
- Familiarity with real estate specific applications, such as Argus Enterprise, View The Space (VTS), DealPath, Chatham Financial and MRI/Yardi a plus.
